We are consultants, not contractors. We do not swing hammers on your job or hold your contracts. What we do is put thirty years of building experience on your side of the table, so the decisions you make are informed ones and the invoices you pay are the right ones.
Two ways to work with us
Self-build consulting
You are the general contractor on your own home. That means you hold the contracts, you pay the subs, and you keep the fifteen to twenty percent a builder would have charged. It also means the responsibility is yours, which is why people hire us.

Owner's representation
You have a builder and you want someone in your corner who reads the contract the way they do. We look at the paperwork, the invoices, and the work itself, and we tell you what we see.

Projects we work on

New home construction
The main thing we do. A ground-up custom home, whether you are running it yourself or keeping a builder honest. This is where the money at stake is largest and where experience matters most.

Kitchen remodels
Kitchens carry the highest cost per square foot in the house and the widest spread between bids. We help you understand what you are actually being quoted and where the real cost sits.

Bathroom remodels
Small rooms, expensive mistakes. Waterproofing, slope, and ventilation are where bathroom remodels go wrong, and they are all hidden behind finished tile by the time anyone notices.

Additions
Adding on means tying new construction into an existing structure, which is harder than building new. Foundation, roofline, and utilities all have to meet what is already there.

Investment properties
If you are renovating to sell or to rent, the questions are different. What actually returns the money, what buyers in this market are looking for, and what is not worth doing.
What we do not do
We do not act as your general contractor. We do not hold your contracts, hire your subs, or take on liability for the work. We do not take referral fees, kickbacks, or any payment from a trade, supplier, or lender, which means nothing we recommend is bought. Our only income is what you pay us directly.
