We have been doing this since before we could drive

Nick and Kosta Callas have been building since 1994. Over 600 homes across multiple states, from the first blueprint to the final nail. Construction was never a career choice for us. It was what was going on in the yard.

We are brothers, and we have been swinging hammers together for thirty years. Over six hundred homes later, the work still holds our attention. There is a particular satisfaction in walking through a house that did not exist eighteen months ago and watching a family decide where the Christmas tree goes.

We split the work the way we always have. Kosta runs the field. He has spent three decades on job sites and he can tell you within about ten seconds whether a framing crew knows what they are doing. Nick runs the numbers and the paperwork, which on a custom home is a much larger job than most people expect. Between the two of us, very little gets past.

When we were homebuilders we made a decision early on to treat our clients' money like it was ours. That is not how everyone in this business operates, and we watched enough of the alternative to know the difference. We saw allowances written low on purpose so the overage could be billed later. We saw change orders priced after the work was already done. We saw invoices marked up by twenty percent and passed along without a word.

Eventually we decided we would rather be on the other side of that. So we stopped building houses for people and started helping people build their own.

How we work

We come to the job site

Most self-build consultants work entirely by phone and email. We do not. We come out and walk the house. How often depends on the stage, because framing week and drywall week are not the same thing.

We talk every week

A standing call to review schedule, spend, and what happens next. Between calls, you can reach us. You are not filing a support ticket.

We tell you when something is wrong

If a bid is high, we say so. If a sub is behind, we say so. If the house you are describing costs more than the budget you have, you will hear that in the first meeting rather than in month seven.

We do not take money from your trades

No referral fees, no kickbacks, no preferred vendor arrangements that pay us. Our only income is what you pay us, which means our advice is not for sale to anyone else.
